An Iowa hotel developer has proposed two new Marriott-branded hotels in a single building on a city-owned lot at the Port of Dubuque, with tax assistance from city government. Residence Inn by Marriott would offer suites with kitchenettes for extended stays while Courtyard by Marriott is designed for more traditional business travelers. The two hotels would be separate wings of a single, six-story building and share a concierge desk. Construction costs are estimated at $30 million. The proposed site on East Fifth Street at the junction with Ice Harbor Drive would share a city-owned parking lot with McGraw Hill Education. The two acres, with an agreed sale price of $800,000, are part of a currently vacant 13-acre city-owned parcel. The area is easy walking distance to the Grand River Center, expanding Dubuque’s capacity for conventions by adding to the number of hotel rooms at the port. Construction could start by July 2026.
